Who We Are

Exclusive Property Facilities is a Manchester cleaning contractor working across Greater Manchester. We were founded to bring a sharper, more accountable cleaning service to local offices, homes, and rental properties — the kind where the same trained team turns up week after week, the standard doesn’t drift, and you don’t chase the office for callbacks.

We focus on three things and do them properly: commercial cleaning for offices, retail, warehouses, and contractor sites; residential cleaning for homes, lettings, and short-stay accommodation; and specialist carpet cleaning for both homes and commercial premises. That focus lets us train, equip, and quality-check our teams properly — not stretch ourselves thin across services we’re not built for.

How We Work

Every clean is carried out by trained, DBS-checked staff, supported by a Manchester-based office team and backed by full public liability insurance. We don’t sub-contract. We don’t push add-ons. We give you a single point of contact who knows your property, your schedule, and your standards — and we keep the same team on your account where we can, so you’re not retraining new faces every visit.

For commercial clients we work flexible hours including evenings and weekends, with photo-led before-and-after checks on contract sites. For homeowners and landlords we work around your week, with deposit-friendly end-of-tenancy reports and the ability to bundle carpet, oven, and after-builders work into a single visit where it makes sense.

What We Don’t Do

We are a registered cleaning contractor — not a facilities management or property management company. We don’t take on HVAC, lifts, vendor management, lease administration, rent collection, or tenant management. When clients need those services, we recommend specialists. We stay in our lane so we can do cleaning to a standard our customers actually want to recommend.
